OFFICE HOURS
Our Property Management is contactable on 1300 855 354 during office hours. In an after hours emergency, you are able to contact your Property Manager via mobile phone and they will always attempt to assist you.
APPLICATION PROCESS
Once you have found a property that suits you, the steps you will need to take next are:
* each leaseholder needs to complete and sign a LoanStar Realty application form(available on-line) and provide the relevant documentation (identification, rent receipts etc) to LoanStar Realty
* Processing generally will take 48 hours although delays can occur if the information given to our office is not easily confirmed
* If your application is approved, you will be asked to sign a General Tenancy Agreement and pay 2 weeks rent in advance within 24 hours. Full bond of 4 times the weekly rent is payable prior to you taking possession of your new home.
BOND
Bonds are lodged with the Residential Tenancies Authority (RTA) and held as security against damage to the property or cleaning required at the end of your tenancy. The RTA will confirm the lodgement in writing to you with a reference number.
AMENITIES
You are responsible for arranging any electricity and gas (if applicable) to be connected to your new home prior to moving in.
BODY CORPORATE
If you are moving into a unit, flat or townhouse, there may be a Body Corporate for the complex. If so, you will be issued with a copy of the by-laws of the building. You will be required to abide by all Body Corporate Rules & By-laws at all times.
ENTRY CONDITION REPORT
When you move in, you will be issued with an Entry Condition Report. The Lessor/Agent section will be filled in by your Property Manager and it will be up to you to write any discrepancies in the tenant section.
The Entry Condition report must be completed and a copy returned to our office within 3 days after you move into the property.
Remember- this document is used at the end of your tenancy comparing the condition then with the beginning. Any variation (fair wear & tear excepted) will be your responsibility to re-instate.
RENT
Rent must be paid in advance at all times in accordance with your tenancy agreement. We offer many payment options which will be explained to you upon signing of your agreement. If your payment is going to be late, contact your Property Manager to discuss the situation immediately.
Failure to pay rent due has a detrimental and significant effect on your rental history. Our office follows the law strictly when dealing with late rent payments.
For security reasons, cash is not accepted in our office but payments can be made via BPay, internet transfers, direct deposit, money order, and bank cheque.
KEYS
When you move into your new home you will be issued with a full set of keys and a key for each tenant to access locks. A photocopy of these keys is required to be signed by you at that time.
LoanStar Realty retains a set of keys to all properties for emergency access and routine inspections. Locks cannot be changed without written consent from this office and if approved, a set of new keys must be provided by you immediately.
BREAKING YOUR TENANCY AGREEMENT
LoanStar Realty understands that there are circumstances where you may have to break your tenancy agreement. If you find yourself in this situation, contact the office immediately to discuss the options available to you.
CHANGING TENANTS
Should there be a change in the tenants listed as leaseholders on your tenancy agreement, any new persons entering the home must submit an application and be approved prior to moving in. Any outgoing tenants must sign to agree to the changes.
Contact your Property Manager for the necessary documentation and any information you require.
PERIODIC INSPECTIONS
During your tenancy, your property will be inspected periodically. The purpose of these inspections is to report to the owner about the condition of the property and any maintenance required. At least 7 days notice in writing will be given to you prior to entry.
MAINTENANCE & REPAIRS
Requests for general maintenance and repairs need to be in writing. If you don’t have any forms left in your tenancy pack you can download one from this site.
In an emergency, contact your Property Manager via email or telephone. If the emergency occurs after hours you should follow these steps:
1. Contact your Property Manager on mobile
2. If your Property Manager is not available, contact the repairers listed on your Tenancy Agreement (Item 17, page 2).
The law lists a variety of situations that are considered emergencies, for example burst water service, blocked or broken toilet, a gas leak, or a serious electrical fault.
Your Property Manager will attend to repairs and maintenance as promptly as possible however in most cases owner’s approval in writing will be required prior to work being authorized.
TERMINATION OF TENANCY
If you decide not to renew your tenancy and intend to vacate on the lease expiry date you are required to give 14 days notice IN WRITING.
Should your agreement be on a periodic basis, you will also be required to give 14 days written notice. A final inspection will take place within 3 business days of you vacating the property.
